The Legatio is CHEAP for now, but when nearing completion, it would become one of the most exclusive and expensive property in Lagos State. Furthermore, the CHEAP is limited to just 6unit for first buyers, after which the price will begin to rise.

 

Yes! We offer bespoke payment plansranging from 3 to 18months to suit your needs. However, please note, that installments payment will incur a higher selling rate to accommodate inflation and other factors.

 

The Legatio offers a full money back guarantee at any point you become unsatisfied. Our most important goal is to be a credible real estate company that gives our customers satisfaction beyond their request, so we will be glad to refund you if you are not satisfied at any time up to 3months after you have moved into the property. The Legatioalso offers buy back policy if you desire to sell at any time of your choosing after the 3 months.

Although we doubt the failure of fixtures and fittings,The Legatio offers one year warrantee to replace any faulty fixtures and fittings at no cost whatsoever to the buyer. This is stated in the Terms of Agreement for purchase

Apart from being located in one of the most peaceful areas of Lagos, where there is no record of unrest partly due to close proximity of Division and State Police presence, The Legatio itself offers security by ex-military personnels, civil defense personnel and mobile policemen to provide water tight security for the residents and visitors to the estate.

 

The Legatio has an approved stage by stagebuilding permit executed by certified Architects, Civil and Service Engineers who submit to regular inspection by government regulatory authorities at every phase of development. Furthermore, we also offer reputable insurance coverage for the property. This will extend into the first year of purchase of the property

The Legatio landhas a valid Certificate of Occupancy and is devoid of any contention whatsoever. Transfer document on purchase such as a Memorandum of Understanding and a receipt is issued on payment andDeed of Assignment will be issued upon completion and hand over.

 

  1. FLOODING/CLIMATE CHANGE DEBACLE

LEKKI: Lekki is a fast-sinking environment. As a fact the perennial flooding is not likely to find solutionbecause some areas are lower than the sea level. Also, issues relating to climate change guarantees that the flooding of Lekki is bound to worsen as the years go by.

YABA: On the other hand, is well drained. Even at times of torrential rains, within an hour the floods are asswaged.

  1. TRAFFIC

LEKKI: The Lekki traffic is legendary and a daily occurrence. Some motorists have been forced to sleep in their cars overnight while pedestrians take long hikes to reach their destinations on some occasions. This is bound to get worse.

LEKKI: There is hardly any renowned learning institution in Lekki apart from the Lagos Business School.

YABA:On the other hand, Yaba is the citadel of learning in Lagos. Yaba boasts of some of the most renowned learning institutions in the country. For example, the University of Lagos, Yaba College of Technology which is the premier Polytechnic in Nigeria and is rated the best in the country. There is also Queens College, Reagan Memorial College, CMS Grammar School to mention a few, all these are 5 to 10 minutes’ drive from The Legatio.

  1. CIVIC UNREST:

LEKKI: is legendary to civil unrest and reached a pinnacle during the ENDSARS saga. There was massive vandalizing and lootings which some victims are yet to recover from.

YABA: has never faced rioting and civil disturbance. As a fact, it was quite calm and very peaceful even in the height of the END SARS saga. The Legatio is located in peace and serenity.

  1. SECURITY:

LEKKI: is quite porous, it has several accesses to the sea allowing for quick exit and disappearance of persons with nefarious actions. The spite of possible kidnapping in the corridor is now at an alarming rate.

YABA: Crime rate in Yaba is between low and non-existent. It is well secured by several Police stations which are spaced 10 minutes apart. Yaba is also the seat of Lagos State Anti-Crime Department of the Nigeria Police.

  1. VALUE OF PROPERTY

LEKKI: is known to be well priced in terms of cost of property and rent obtainable in spite of lack of amenities, logisticsproblems and climate issues.

YABA:However,has fast caught up in price and it’s still appreciating. In some areas, Yaba has become more expensive than Lekki. This is due to the re-immigration of people back to the mainland because of the problems associated with overpriced Lekki, as well as Yaba’s proximity and accessibility to Lagos Island, Victoria Island, and Ikeja which are the to business hubs of Lagos. The Legatio is 10 to 15 minutes’ drive to the Islands and about 15 to 20 minutes’ drive to Ikeja.

  • PORTABLE WATER

LEKKI: it is said that water is life. The underground water In Lekki is bad, very bad. The government Water Board also does not supply water to Lekki which means the cost and inconveniences of purchasing portable water has to be factored into the purchase of property.
